Privacy Policy for Real Estate Agents

This policy applies to real estate agents and agencies who register with Epicasa to buy buyer leads. If you are a property buyer, please read our Privacy Policy for buyers instead.

1. Who we are (data controller)

This website is operated by EPICASA TECH SLU ("Epicasa", "we", "us"), a company registered in Spain.

2. What Epicasa does

Epicasa sells buyer leads to real estate agents. A buyer lead is the contact information of a person who has registered on Epicasa because they want to buy a property in Spain and be matched with a local agent. Registering as an agent is free. You pay per lead only when you choose to buy one.

3. What data we collect about you

  • Contact details: name, agency name, email address, phone number
  • Your preferences: the areas you work in and the languages you speak
  • Your activity in our webshop: leads you view, add to your cart or buy, and when
  • Account details: your phone number and a password (stored only in encrypted, hashed form) for the page where you view your purchased leads
  • Purchase and payment records: what you bought, amounts, dates and invoicing details. Card details are handled by our payment provider and are never stored by Epicasa
  • Our communication with you: emails, WhatsApp and phone conversations
  • Technical data: IP address, device and basic analytics (Meta Pixel, Google Analytics) — only if you accept cookies

4. Why we use it (purpose & legal basis)

  • To contact you about buying buyer leads — for example to tell you about new leads that match your areas, follow up on your registration, and send updates and offers. Legal basis: your consent (GDPR Art. 6(1)(a)), given when you register, and our legitimate interest in business-to-business communication (Art. 6(1)(f)). You can opt out of marketing emails at any time.
  • To provide the webshop and deliver the leads you buy, including your login and password reset. Legal basis: performance of the contract with you (Art. 6(1)(b)).
  • To process payments and keep accounting records. Legal basis: performance of the contract and legal obligations under Spanish tax and commercial law (Art. 6(1)(b) and (c)).
  • To keep our service secure and prevent misuse, for example limiting failed login attempts. Legal basis: our legitimate interest (Art. 6(1)(f)).

5. Who we share your data with

We do not sell your data and we do not share your contact details with the buyers whose leads we sell. We use service providers acting as data processors on our behalf: hosting and database, email delivery, payment processing (Stripe), analytics and customer communication tools. We may also disclose data to authorities or advisers where required by law.

How Epicasa earns money: Epicasa's only source of income is the per-lead fee that agents pay to receive buyer contact details, regardless of whether a property transaction takes place. Epicasa does not receive any commission or share of a deal between an agent and a buyer.

6. International transfers

Some of our service providers are located outside the EU/EEA. When this is the case we rely on the EU Standard Contractual Clauses or equivalent safeguards.

7. How long we keep it

We keep your registration and contact details for up to 24 months after your last interaction with us, after which they are deleted or anonymised, unless you ask us to delete them earlier. Purchase, payment and invoicing records are kept for as long as Spanish law requires (currently up to six years).

8. Your rights under GDPR

  • Restrict or object to processing, including marketing
  • Data portability
  • Withdraw consent at any time (does not affect prior lawful processing)
  • Lodge a complaint with the Spanish supervisory authority (AEPD, www.aepd.es)

9. Cookies & tracking

We use Meta Pixel and Google Analytics to measure traffic and conversions. These cookies are only loaded if you accept them via our cookie banner. You can change your choice at any time by clearing the "epicasa-consent" entry in your browser's local storage, or by emailing us.

10. Changes

We may update this policy. Material changes will be communicated through our website.
