Are you a real estate agency?+
No. Epicasa is a lead generation platform that connects active property buyers with local real estate agents. We do not sell properties, represent buyers or participate in transactions.
How are buyers qualified?+
All buyers register directly through Epicasa because they are actively looking to purchase property in Spain and want to be connected with a local real estate agent.
During registration they provide their property search requirements, including:
- Preferred area
- Budget range
- Property type
- Whether they are a cash buyer or require financing
- Additional requirements
- Contact details
We also encourage buyers to let us know if they are no longer actively searching, helping us keep our buyer leads as up to date as possible.
Can I see the buyer's details before purchasing?+
Yes — we want you to feel confident before you commit. As soon as you register on our platform, we get in touch and share selected details about each relevant buyer so you know exactly what kind of opportunity you are considering before you purchase.
Once you purchase the lead, you unlock the full picture, including:
- Full contact details
- Budget range
- Preferred areas
- Property preferences
- Whether they are a cash buyer or require financing
- Any additional information provided by the buyer

What happens after I purchase a lead?+
After purchasing a lead, you receive the buyer's contact details and full property search requirements, including whether they are a cash buyer or require financing.
From that point:
- You contact the buyer directly
- You help the buyer find suitable properties from your own listings or the wider market
- You manage the relationship
- You handle the transaction
Epicasa is not involved in any further communication.
Can I receive a replacement lead if I can't get in touch with the buyer?+
Before a buyer lead is made available for purchase we validate the buyer's phone number and email address.
When you purchase a lead from Epicasa, you are purchasing access to the buyer's contact details together with the information they provided when registering. From there, it is your responsibility as the agent to contact the buyer, continue the conversation and convert the lead into a property purchase.
We cannot guarantee if or when a buyer will respond. For this reason, we do not replace or refund leads if contact cannot be established.
Do you match buyers with specific properties?+
Epicasa is not a real estate agency.
Our role is simply to connect active property buyers with trusted local real estate agents based on the areas they are looking to buy in.
Once you purchase a buyer lead, you communicate directly with the buyer and help them find the right property from your own listings or the wider market.
Do I need to have matching properties before purchasing a lead?+
No.
Buyer leads are not linked to a specific property.

Do you sell the leads to multiple real estate agencies?+
Our standard buyer leads (€20 + VAT) are shared with a limited number of real estate agencies (maximum three).
If you prefer, you can also purchase a lead exclusively, meaning it won't be offered to any other agency.
Just let us know when we contact you about a lead if you'd like to purchase it exclusively and we'll let you know if the option is still available.
